Project Overview:

A coworking space designed to meet the unique needs of creative professionals in West Hollywood’s Pacific Design Center. Initially flagged during due diligence as a space with significant challenges, the project evolved into a flagship location tailored specifically to high-value creative clientele.

Challenges:

  • The deep floorplate of the space presented limited access to natural light, creating an initial perception of an uninviting and less marketable workspace.

  • Early assessments suggested that the space did not align with traditional coworking models, and a recommendation was made to pass on the opportunity.

  • Balancing the unique needs of creative professionals with budget constraints required a targeted and thoughtful approach.

Solutions Delivered:

  • Community-Centric Approach: Collaboration with local community team members and regional leadership uncovered the specific needs of the West Hollywood creative community, identifying potential in what was previously seen as a disadvantage.

  • Purposeful Space Planning: Interior zones lacking natural light were intentionally repurposed for podcast studios, photo studios, and makeup rooms—areas where controlled lighting is advantageous.

  • Specialized Expertise: Acoustic specialists and content creators were brought in as consultants to optimize functionality and ensure these spaces met the professional standards of their intended users.

  • Targeted Investment: While the budget increased to accommodate these specialized spaces, each investment was aligned with a strategy to attract premium clients and deliver a product that could command higher membership fees.

Outcomes:

  • The reimagined floorplate resulted in a high-value, flagship coworking space specifically tailored to creative professionals.

  • The targeted investment in specialized spaces not only enhanced the member experience but also enabled higher pricing models and increased the location’s overall revenue potential.

  • The space became a benchmark for creative-focused coworking environments, attracting premium clientele and reinforcing the value of intentional design and cross-functional collaboration.
